Home values rising: Northeast San Antonio property taxes, property values on the rise

Northeast San Antonio has become a desirable place to live, but that has led to higher property tax bills and more home appraisal protests.

The big picture


Property tax is measured by the value of a property, with governing bodies of each taxing entity determining rates on an annual basis. Local taxes go toward everything from schools and roads to hospitals and fire departments.

The Northeast San Antonio area's property values have increased by varying amounts. In Schertz, the median property tax increased by 32.95% from 2013 to 2023.

Number of homes under contract increases in New Braunfels, data shows


The most recent data compiled by the Four Rivers Association of Realtors showed that the number of homes sold increased year over year in the 78130 ZIP code, but decreased slightly in the 78132 ZIP code.

The average prices of homes listed for sale in the new New Braunfels ZIP codes over the past six months were in the $350K-$590K range.

In June 2025, the majority of homes sold in the 78130 ZIP code were between $300,000 and $499,999. The majority of homes sold in the 78132 ZIP code were between $500,000 and $749,999.

Construction underway for new self-storage facility in New Braunfels

Another self-storage facility is being built in New Braunfels.

What you need to know

A 90,000 square-foot CubeSmart Self Storage facility, which broke ground at Hwy. 46 at FM 1863 in February, is expected to be completed by 2026, SurePoint Development Partner Clint Wynn told Community Impact.

CubeSmart Self Storage offers storage units ranging from 5x5 to 10x30. The company offers self, business, moving and climate-controlled storage units along with storage units for boats and RVs, according to the storage facility's website.

Boerne City Council reviews Fire Station No. 2 design

The design of Boerne's second fire station was presented to City Council on June 24, highlighting the next steps before the new facility can be constructed.

The station will be located on Esperanza Boulevard just off Highway 46 and will serve the eastern portion of the service area.

Fire Chief Manny Casarez said the new facility will be multifunctional, including a community room, a museum room and a library kiosk.

$9 million authorized for Boerne water storage tank, pump station

Funding for a new storage tank and pump station was approved by Boerne City Council on June 24, moving the process forward for a facility off Ammann Road near Fair Oaks Ranch.

The storage tank and pump station project is one of three interrelated projects to distribute additional water from the Guadalupe-Blanco River Authority Western Canyon Project.
