The rezoning application the new Holt Farms 10-lot subdivision was unanimously approved at the May 13 Colleyville City Council meeting.

The overview

The neighborhood will be located southeast of the intersection of Bandit Trail and John McCain Road and will consist of 11.81 acres built around a cul-de-sac with a singular access point from John McCain Road.

The subdivision will have upscale, custom-built houses developed by Calais Custom Homes starting at $2.5 million, according to the statement of planning objectives submitted by Calais Custom Homes and the land planner, Sage Group, Inc.

The backstory


Residents in the Monticello neighborhood adjacent to the planned development expressed concerns about the drainage causing more flooding on their property.

Applicant Curtis Young addressed these concerns April 14 by moving where the drainage will be deposited and slowing the flow of the drainage so there won't be erosion.

Young mentioned at the April 14 meeting that he solicited bids from a contractor to help fix the drainage problems in Monticello, but there has been no update on the bidding progress since then.

This swayed many of the concerned residents, as several spoke in favor of the development during the April 14 meeting. However at the May 6 and the May 13 meetings, a few residents near the planned neighborhood still had concerns that the development would make flooding worse for their property.


Looking ahead

Construction will begin once the final plat and engineering plans are approved by council at a future date, according to the statement of planning objectives letter.
