Argyle Town Council approved the Argyle Sports Academy site plan, the preliminary plat for Knight's Ridge and a $5,585 increase to the Shell Station sanitary sewer line work at the Oct. 20 meeting.

The gist

Argyle Sports Academy will be an indoor sports academy with 20 badminton and pickleball courts, along with a pro shop.

It will be located on 2.35 acres within Argyle Landing, a community of 198 single-family homes currently being developed.

The site plan shows the building will be a 33,600-square-foot building that is 48 feet high, according to town documents.


The project is proposed to be completed in two phases, with Phase 1 consisting of 24,000 square feet, and Phase 2 adding 9,600 square feet to the facility, town documents state.

The sports academy will have 84 parking spaces, which exceeds how many parking spaces the town requires, per town documents.

Construction is expected to begin next year and take nine months to complete, Community Impact previously reported.

Knight's Ridge consists of 25 single-family homes with a minimum of 2.5 acres per lot, Director of Community Development Harrison Wicks said. The 72-acre property will be located on the west side of FM 1830, north of FM 407 and south of Hickory Hill Road, he said.

The homes will be custom-built and range from $3.5 million-$7 million, said Omar Oweis, a real estate developer from Cana Capital.

The neighborhood will be gated with private streets maintained by the Knight’s Ridge Homeowners Association, according to town documents.

Oweis anticipates construction to start in January and finish by the end of 2026.

The new total cost for the Shell gas station sewer line work is $343,085, which is $5,585 more than the initially approved cost, per town documents.

During early construction activities, construction workers found that several utility lines were slightly out of alignment with what was shown in the approved project plans, therefore a change was made to the project at a cost of $5,585, according to town documents.

Town Council initially approved Canary Construction Inc. to install sewer lines at the Shell gas station located off Frenchtown Road and US 377 at the Aug. 18 meeting. The initial cost for the project was $337,664, per town documents.


The project is expected to take another 60 days to complete, Town Manager Mike Sims said.
