Overview
The drop in home sales and prices follows a trend seen across the Austin metro, as year-over-year sales declined by 7.9% and median prices dropped 3.3%. In Round Rock, 181 homes were sold in July, compared to 218 in July 2024.In Travis and Williamson counties, home sales also dropped by 4.7% and 11.1%, respectively.
Meanwhile, Round Rock’s housing inventory increased, with 320 new listings compared to 282 in 2024, reaching 5 months of inventory for the market. Concurrently, the number of days homes sat on the market grew in two of Round Rock four ZIP codes.However, pending sales rose slightly year over year, with 199 homes under contract in July and 193 in July 2024. This also follows the greater metro trend, which saw a 15.9% increase in pending sales in July.
As sales for traditional, single-family housing dropped in July, the area has seen an increase in alternative housing. In recent years, developers have brought new options for families, including townhomes and built-to-rent communities.

Vaike O’Grady, research advisor at Unlock MLS, said in a news release that it’s typical for the housing market to slow during the summer, with more families focused on travel before school starts back up.
“The year-over-year growth in pending closings is encouraging,” O’Grady said. “Inventory is higher than in recent years, giving buyers more options, but the month-to-month dip in new and active listings suggests some sellers may be holding back. If interest rates shift lower this fall, we could see seller and buyer activity accelerate.”
