The median home price in Pflugerville and Hutto declined year over year in April, according to data from Unlock MLS.

The overview

The median home price in Pflugerville in April, compared to April 2024, dropped from $413,923 to $381,240; and Hutto’s median price dropped from $385,000 to $349,949. This follows a similar trend across the Austin metro, as the median price of homes at $450,000 was 3.2% less than April 2024.
Hutto saw a decline in home sales as well, with 95 homes sold in April of last year to 88 homes sold this year. This falls in line with the metro’s sales numbers in April 2025, which reached 2,484, or 13.8% less than April 2024.

However, Pflugerville saw an uptick in sales, with 107 homes sold this year compared to 101 sold in April of last year.
Clare Knapp, housing economist for Unlock MLS and the Austin Board of Realtors, said in a news release that the metro’s housing market conditions mirror what’s happening nationwide. However, she said what’s unique to Central Texas is a supply of “affordably priced inventory.”

“Austin was one of the most affordability-constrained markets emerging from the pandemic,” Knapp said. “Many parts of the country are still supply-constrained, but in April, the Austin area posted the highest inventory level affordable to the standard household since 2012.”


One more thing

Housing inventory rose in the Pflugerville and Hutto area, according to Unlock MLS. The market saw an increase from 2.3 months of inventory in April 2024 to 3.5 months of inventory in April 2025. Active listings also grew from 462 to 677.

With more housing available in the area, the average time homes spent on the market also increased. In Pflugerville, homes spent an average of 42 days on the market in April 2024, compared to 57 days on the market in April 2025. In Hutto, homes spent an average of 54 days on the market in April 2024, compared to 63 days on the market in April 2025.
