Located at 14411 Immanuel Road, Pflugerville, in unincorporated Travis County, Branchview Apartments will include 330 units with an estimated rent of $1,250 to $1,592. These rates amount to 24% lower than the average market rate for other rental prices in the same zip code.
Community amenities include a private entrance, fitness center, pool and smart thermostats, as well as an after-school program with free tutoring offered for elementary school students. The project is scheduled to be complete in 2027, with the first residents moving in by the end of the year.
Digging deeper
Although the development has a Pflugerville address, the area is not incorporated into the city, meaning the county has ultimate jurisdiction. As part of its construction, the development will also include upgrades, such as:
- 4,680 feet of improvements along Immanuel Road
- Developer-funded traffic mitigations, right-of-way donation for future expansion, and ADA-accessible sidewalks
- Pedestrian and bicycle connectivity
After presenting a preliminary proposal to Commissioners Court April 15, the court postponed the item for 30 days to allow time for the development group to address feedback. The original feedback included transit concerns as the site is located outside CapMetror's fixed-coverage and is not in a pickup zone.
The developer is working with CapMetro to expand the fixed route, and alternative options for residents include the Capital Area Rural Transportation System and Dessau pick up zone half-a-mile away. Pflugerville’s Pfetch-a-Ride boundary is also under half-a-mile away.
